The Sawyer House is a modern-style farmhouse with an industrial feel within a short walking distance to Texas Tech University and Monomyth Coffee. Built-in 1940 but remodeled with great outdoor living space! There are 3 bedrooms and 2 bathrooms with an extra queen-size bed in the basement for extra guests. Lots of space for families to enjoy!

There is a smaller 2 bed 1 bath guest house in back so please be aware the back yard is shared between the two houses.(You can book one, or both!)

Step inside and feel the unique character of our home. The living area greets you with a stunning reclaimed wood ceiling and original hardwood floors, bathed in natural light from large windows. Relax on the comfortable leather sofa after a day of exploring.

The bright, fully equipped kitchen features stainless steel appliances and a subway tile backsplash, ready for you to prepare anything from a quick snack to a full family meal. Be sure to enjoy the complimentary regular and Texas Pecan coffee from our dedicated coffee corner.

With over 1500 sq ft in the main house, there's plenty of room for everyone. The home offers three comfortable bedrooms upstairs and a large 500 sq ft finished basement that serves as a private suite with an extra queen bed. Sleeping arrangements include: • Master Bedroom: Queen bed with pillow-top mattress and an en-suite bathroom with a walk-in shower. • Bedroom 2: Queen bed with a pillow-top mattress. • Bedroom 3: Full-size bed and a built-in desk, perfect for those needing a dedicated workspace. • Basement Suite: A spacious carpeted area with a queen bed for extra guests.

For your peace of mind, the house is equipped with a brand new high-end HVAC system and updated plumbing. We also provide items for our youngest guests to make family travel easier.

As a guest of mine, you have full access to the main house. There is a smaller house in the back that may also have guests during your stay.

The backyard is shared by the two houses. Sawyer guests are asked to be respectful of the rear house and its guests and visa versa.

Our home is situated in a fantastic, convenient location. You can see Texas Tech from the street, making it an easy walk or a quick scooter ride to the university, nearby shops, and local nightlife. Please note that this is an established neighborhood, and some neighbors have yard displays or collections of items and occasionally work on their vehicles in the driveway.

Walking is the best way to get to the university and nearby coffee shops. Parking is available for you on the paved driveway, with additional free parking on the street in front of the house as needed.

Situated in a fantastic location near Texas Tech and restaurants, it's worth noting that some neighbors have yard displays or collections of items, and occasionally work on their vehicles in the driveway.

Self Check-In: Convenient self-check-in is available.

Local Guests: To help us prevent unauthorized parties and maintain a peaceful environment for our neighbors, we are unable to accept bookings from local residents at this time. All such bookings will be canceled upon confirmation. We appreciate your understanding.

No Smoking: This is a strictly non-smoking property. Any evidence of smoking inside or outside the home will result in a $150 fine.

Security: For your safety, 24/7 security cameras with recording devices are installed at the front door and on the top balcony.

Parking: Driveway parking available and off-street parking as needed.

Pet Policy: No Pets! Unauthorized pets will result in a $250 fine
