Thinking about hiring a short-term rental manager in Lubbock? Here are your options and the 14 questions to ask every Airbnb management company before you sign.

It's 11:47 on a Tuesday night. You're finally in bed, and your phone buzzes. A guest can't get the door code to work. Again.

You bought this house to build wealth and buy back your time. Instead, it bought your time from you.

If that sounds familiar, you're probably Googling short-term rental management in Lubbock right now. And...not every property manager is built for short-term rentals. Some take a big cut and still make you approve every lightbulb. Some set your price once and forget it. Some lock you out of your own Airbnb account.

I've been hosting in Lubbock for many years, and here are your options, and the 14 questions I'd ask every short-term rental manager in Lubbock.

What are my options for short-term rental management in Lubbock?

Most Lubbock owners land in one of four places:

  1. Self-manage. You keep every dollar, and you also keep every 2am text, cleaner cancellation and pricing decision.

  2. Hire a cleaner. Cheaper than full service, but you're still the manager. Pricing, problems and payouts stay on your plate.

  3. A long-term property manager. Great for 12-month leases, but most aren't set up for daily guests, dynamic pricing or 5-minute replies.

  4. A local, full-service short-term rental manager. One team handles pricing, guests, cleaning, maintenance and statements, and lives close enough to fix things today.

If you want the income without the job, option 4 is usually the right call. The questions below help you figure out which company to choose.

Revenue and pricing

1. How do you set my nightly price?

Pricing is where most of your money is made or lost. A price that's "set it and forget it" leaves money on the table every game weekend and loses bookings every slow week. A good answer names a real person or team, the tools they use, and how often they adjust.

How we do it: our revenue manager adjusts pricing daily based on local comps, Texas Tech games, graduations, hospital demand and seasonality. We look at pricing every single day, and study, change and adapt.

2. Can you show me what similar homes earn?

Ask for real numbers from homes like yours, in your part of Lubbock. Projections are easy. Track records are harder.

How we do it: we'll walk you through a free home evaluation with comps that compare your homes to others that are similar size, location and amenities.

3. What's the plan for the slow months?

Lubbock has seasons. Summer and the holidays feel very different from game day. Ask what keeps your calendar full when short stays slow down.

How we do it: we offer mid-term stays (28 nights or more) in every home during low season for traveling nurses and professionals. Fewer vacancies, fewer turnovers, more predictable income.

Marketing and bookings

4. Where will my home be listed?

More channels isn't always better. Ask which platforms they use and why.

How we do it: we list on Airbnb and our own direct booking site, which syncs every calendar.

5. How do you market my home beyond Airbnb?

The best managers bring guests to you, not just wait for them.

How we do it: local connections with hospitals, pricing, marketing, local companies and realtors who send us traveling guests.

Property care

6. How do you check the cleaning?

"We have great cleaners" isn't a system. Ask what proof you get after every turnover.

How we do it: cleaners send photos after every single clean, and we run regular quality checks and inventory audits.

7. Who handles repairs, and how fast?

A leaky faucet on Friday can turn into a bad review by Sunday. Ask who they call, how quickly, and when they check with you first.

How we do it: we coordinate local vendors who know short-term rentals and work around guest stays. They know how important short term rentals are and priortize our calls.

8. What happens when a guest breaks something?

Airbnb cut back its Host Damage Protection a few years ago. Ask how they protect your home now.

How we do it: every reservation includes a guest-paid damage protection requirement. Recently a guest broke a coffee table, and we replaced it without filing an Airbnb claim or bothering the guest.

Guest experience

9. Who answers my guests, and how fast?

Guests judge your home by how fast someone answers. Slow replies mean bad reviews, and bad reviews mean fewer bookings.

How we do it: we're on for guests 24/7 and usually reply in 5 minutes or less.

Transparency and money

10. What does it actually cost?

Ask for every fee in writing: management fee, cleaning fee, supply fees, setup fees, and whether you pay anything when the home sits empty.

How we do it: a 20% management fee based on the nightly rate, plus the cleaning fee. We're commission based, so if your home sits empty, you don't pay a management fee. There's a $50 technology fee per listing, and everything else is itemized on your statement.

11. How and when do I get paid?

You should never have to chase your own money. Ask for a sample owner statement.

How we do it: a detailed statement and payout by the 10th of every month, kept by real bookkeepers, not a spreadsheet or AI.

12. Do I keep my own Airbnb account?

This one's a dealbreaker. Some companies move your listing into their account, and if you ever leave, your reviews and booking history go with them.

How we do it: we co-host. You keep full ownership of your account, your reviews, your reservations and your income history.

Operations

13. Are you local, and who will I actually talk to?

A fully remote company can't check on your home after a storm. Ask who's on the ground in Lubbock and who your main contact is.

How we do it: our team lives here. Miran leads cleaning and quality checks in person, and your property manager is available Monday through Friday, 9 to 5.

14. What does the contract look like?

Ask how long you're locked in and what it takes to leave.

How we do it: we ask for 4 months to start, because real results take a little time, then a 30-day notice if it's not a fit.

Who should I choose for short-term rental management in Lubbock?

Choose the company that answers these questions clearly, in writing, with real numbers. Look at their website before you call. Do they show real owner results? Tell you who's actually on the team? Lots of Lubbock companies talk about being "the best" and "top notch" without showing any of it. Be careful hiring a friend or a part-time manager just because it's cheaper; your home is a business, and it deserves a team. And if a company gets vague on pricing, fees or who owns your account, keep looking.
